  8. Make up bed, with attractive spreads.

  9. Keep pets out of the way for showings. One type of prospect may be annoyed, or attention may be diverted.

  10. Avoid having too many people present during inspections. The potential buyer may feel like an intruder and will hurry through the home.

  11. Never apologize for appearance. It only accentuates or distracts.

  12. Never try to sell personal property to a customer before the deal is completed.
